(4) may not disclose any confidential information or any information that a party specifically instructs the broker in writing not to disclose unless authorized in writing to disclose the information or required to do so by The Texas Real Estate License Act or a court (3) may not disclose that the buyer will pay a price greater than the price submitted in a written offer unless authorized in writing to do so by the buyer and (2) may not disclose that the owner will accept a price less than the asking price unless authorized in writing to do so by the owner A broker who acts as an intermediary in a transaction: The broker is required to treat each party honestly and fairly and to comply with The Texas Real Estate License Act. The written consent must state who will pay the broker and, in conspicuous bold or underlined print, set forth the broker’s obligations as an intermediary. The broker must obtain the written consent of each party to the transaction to act as an intermediary. A broker is obligated by law to treat you honestly. A broker can assist you in locating a property, preparing a contract or lease, or obtaining financing without representing you. A broker may act as an intermediary between the parties if the parties consent in writing. A broker who acts as a buyer’s agent represents the buyer. A broker who acts as a subagent represents the owner in cooperation with the listing broker. If you are a prospective seller or landlord (owner) or a prospective buyer or tenant (buyer), you should know that the broker who lists the property for sale or lease is the owner’s agent. I am STILL receiving phony requests for more and more payment. Whoever sits at the top should be ashamed.Added months later: They did follow up, but beyond the woman who first reached out, were not very welcoming or helpful. I stupidly paid the first one, and was blown away to get yet another!Think of all the frightened, stressed out women that come through this facility only to come home to threatening bills for services that have already been paid for. I clarified this multiple times - but have received two additional bills since, one for several hundred dollars (from peryourhealth) and one for almost a thousand (from Womans Hospital of Texas). I wasnt surprised that they asked me to print out paper forms for the appointment - obviously, they are doing everything manually with all the human error that entails.When I arrived for the appointment, I paid my deductible and the front desk staff said this was all I would need to pay. Their call center and location-based staff gave me conflicting information, and as a result there was so much back-and-forth between them, me, and my referring physician that I wasted hours on the phone managing a single appointment. Completely disorganized and unprofessional - do not recommend! Their back-end operations are a complete mess.
